Systems Design & Analysis, Inc. (SDA) is a professional consulting firm specializing in the evaluation and design of the building envelope, primarily roofing, waterproofing, masonry restoration and asphalt paving.
We are independent and not affiliated with any material supplier or contractor. We work solely for the interest of the building owner. Our unbiased viewpoint and expertise is utilized to document existing conditions and provide guidance which allows the building owner to effectively manage future expenditures. Our goal is to minimize short term and long term expenditures.

Our services fall into four categories:
Roof Assessment
Document existing roof conditions, document leak locations, gather relevant data through visual analysis, destructive sampling and non-destructive capacitance testing. Provide the owner with analysis, options for repair, recommendations, and construction cost estimates.
Leak Investigation
Locate the source of water entry into buildings when others cannot.
Roof Moisture Surveys
Locate moisture beneath the roof surface using infrared camera technology and capacitance meters.
Annual Inspections
Update existing conditions after initial assessment.
Parking Lot Assessment
Document condition of asphalt in parking lots and service roads. Provide rating on PCI Index and/or PASER Index. Provide analysis and five year capital plans.
Pre-Design Survey
SDA will conduct a pre-design survey for the purpose of gathering and evaluating data on the existing roof or parking lot conditions. From this information, SDA will develop a comprehensive design criteria and Scope of Work necessary to provide a cost-effective, long-term, and warrantable solution to the existing problems. From the information gathered we will provide the owner options, recommendations and estimated construction costs. Owner ultimately decides direction.

SDA will prepare detailed plans, technical specifications, and bid package documents to include:
Minimizing the need for future maintenance is also considered and built into the specifications by adding strength and/or redundancy at known weak points. SDA's plans and specifications are developed to encourage open and equal competition between material manufacturers and contractors. The end result of our service is a long-term solution that is economical to install, require little maintenance, extends life, increase asset value, and reduce roof life cycle costs.
Pre-Bid Meeting
SDA will qualify and invite contractors to bid as requested.
SDA will attend the pre-bid meeting held at the job site, at which time the bid package will be reviewed and an area tour will be conducted. The pre-bid meeting provides the opportunity for the prospective contractors to better understand the bid package, ask questions, and view the job logistics and conditions.
Bid Review and Recommendation
After the bid due date, SDA will review each prospective contractors' bid documents and provide a written recommendation if requested.
Pre-construction Meeting
Prior to start of the project, SDA will conduct a pre-construction meeting. The purpose of this meeting is to review the contractor's bid and review the understanding of the contractor's obligations and responsibilities in completing the specified project work. Other topics to be discussed at this time will typically include the dates to deliver materials, start initial work, tentative completion, storage, clean up, and invoicing/payment procedures.

Full-Time Monitoring
The purpose of full-time monitoring is to ensure quality roof installation. The SDA monitor will observe and inspect installation for compliance with the project specifications, plans, manufacturer's requirements, and generally accepted practices and procedures of the roofing and paving industry. Non-compliance items will be reported and pointed out to the contractor so that immediate corrective actions are taken.
Daily reports are submitted. Each report is pertinent to the types of work and installation procedures observed. Photographs are taken depicting the progress of the project, materials used, and methods of construction.
GENERAL GROWTH PROPERTIES
Since 1996 SDA has been providing roofing and paving consulting services to General Growth Properties. We help manage their East coast shopping malls from Maine to Florida. Through regular rooftop and parking lot assessments we keep GGP management informed on existing conditions. We provide specification development, bidding, and project management services for roofing and parking lot restoration projects. We maintain a database of assessment and project completion data.
PECO
SDA has been the roof consultant of record for PECO Energy since 1998. We prepare plans and technical specifications for roof repair, recover and replacement projects. We also conduct annual roof inspection on all PECO facilities. In 2009, SDA specified and managed the largest green roof project in Philadelphia at PECO Energy’s Main Office Buillding.
WELLS FARGO
Since 1996, SDA has been managing the roofs for Wells Fargo, formerly Wachovia Bank, formerly First Union. We assessed, and have maintained, a working database for over 300 centers in New York, New Jersey, and Connecticut. We have specified and managed roof replacements on 140 of their buildings.
